G&S Mini-Storage, LLC guarantees you a lockable, private, storage Compartment.

The Renter agrees to the following:
All rents are to be paid in advance; due and payable 30 days from beginning date, if rent is still unpaid, your
compartment will be double locked, at witch time you will owe a full month's rent. In the event rent is still unpaid
after 15 days of due date this gives management the right to cut your lock and enter the compartment to determine
if the value of contents is worth a month's rent. If it is determined that contents are not worth a month's rent,
Management will make an effort to reach you by mail to tell you of its intention. In the event no satisfactory word
is received by the end of the month. THE CONTENTS WILL BE DISPOSED OF.

No Compartment is to be used for living quarters - storage only.

Renter must be responsible for his own insurance coverage. Renter must furnish his or her locks. Renter is responsible
for damage to premises either by himself or his associates.

No overnight vehicle parking on premises.

Leaks and other structural malfunctions must be reported to Management, as this is a private compartment so long
as the rest of the rules and regulations are met.

Renter agrees to pay Management $20.00 for each check returned by any bank, at which time compartment will be
double locked as the rent is not paid on time.

Perishable items should not be placed directly on concrete floor (corrugated boxes, paper, paper and cloth bags,
etc.) Use plastic sheets, etc. All trash shall be carried away by the renter.

The Management will determine rental rate as the year goes along. Rent can be Paid at G&S Auto Sales or be
mailed on time to: G&S Auto Sales, P.O. Box 113, Ardmore, TN 38449.

It is your responsibility to notify Management if your lease is going to be terminated at the next due date. If not, you
could be charged one full month's rent.

There will be a $10.00 deposit on each unit rented. The deposit is fully refundable if customer notifies G&S Mini
Storage, LLC with in 5 days of move out day; and unit(s) are left Clean ______________
